珠海发布首份电梯维保服务规范

　　日前，珠海市特种设备协会发布了珠海市首份《曳引式客梯维护保养服务规范》(以下简称“《规范》”)，从维保基本要求、服务内容、服务质量监督及维保价格等方面统一了维保要求。《规范》要求对“问题电梯”进行服务召回，并且在特殊情况下对电梯进行额外的免费维保，以确保电梯乘客。

　　《规范》提出了“问题电梯”的概念：非使用管理权者原因，在1个月内由同一故障引起的急修次数达到3次，且该故障仍未能排除的电梯为问题电梯。《规范》要求维保单位对问题电梯进行“服务召回”：维保公司将免收维修同一故障所产生的零配件费用，如果维保公司需要外请技术支援，请外援的费用也无需由使用管理权者承担。对于多次产生问题电梯的维保单位，市特种设备协会表示，协会将在下一步编制的服务评价和考核联盟标准中做出相应的罚处条款。

　　《规范》明确了“特殊情况”下维保单位应对电梯进行一次免费维保。在特别天气、重大活动及特别假期等法定节假日，电梯维保单位应确保电梯正常运行。

　　《规范》给出了维保指导价格：一台10层10站、额定速度1.75米/秒(含)以下、载重1000公斤(含)以下的新电梯，不包括配件更换费用

　　的维保价为450元/月/台。超过10层10站的，每增加一层加收5%;额定速度1.75米/秒以上的，加收10%;电梯使用年限每增加5年，加收

　　10%。如维保价格包括配件更换费用，则其价格可视更换内容增加一到两倍。
